Based on the latest available summer 2026 sales data, the most affordable parts of San Diego County for buyers continue to be Southeastern San Diego/San Ysidro, National City, Lemon Grove, El Cajon, parts of Spring Valley/La Presa, and selected inland North County communities. Condos and townhomes are also becoming an increasingly important affordability option as their inventory has risen while single-family inventory has tightened. (Axios)
For perspective, the median San Diego city home sale price is currently around $984,000, so areas where buyers can still find median prices in the $700,000s represent a significant discount. (Redfin)
For buyers who want to stay inside San Diego city limits, some of the better values are currently found farther south and east.
City Heights: Median sale price around $725,000. Realtor.com data also shows a median sold price closer to $642,500, illustrating how much the number can vary depending on the exact boundaries and time period used. (Redfin)
San Ysidro: Median sale price around $735,000, down about 3.3% year over year. (Redfin)
Otay Mesa: Current listings show a median asking price of around $640,000, making it one of the more approachable areas within San Diego proper. (Redfin)
San Ysidro South: Current asking prices are around $605,000, although this is a smaller submarket, and individual property types make a big difference. (Redfin)
Paradise Hills / Skyline / Bay Terraces / Southeastern San Diego: These remain areas I would watch closely for buyers trying to stay below the citywide median, particularly for smaller detached homes, condos and townhomes.
One interesting exception is Mission Valley. Current listings show a median around $575,000, largely because much of Mission Valley's inventory consists of condos and townhomes rather than detached houses. (Redfin)
If you're willing to go just outside the City of San Diego, there are several areas where the numbers become noticeably more attractive.
National City: About $736,000 median sale price, down roughly 2.6% from last year. (Redfin)
Lemon Grove: About $745,000, down approximately 2.3% year over year. (Redfin)
El Cajon: Roughly $755,000 based on the latest rolling three-month county data. (Redfin)
La Presa: Around $760,000, making it another East County area worth considering for buyers looking below $800,000. (Redfin)
Spring Valley: Approximately $777,000 in the latest countywide rolling data, down about 5.8% year over year. (Redfin)
Santee: Around $780,000, down approximately 2.5% from the previous year. (Redfin)
For someone looking for a detached house rather than a condo, I would pay particularly close attention to El Cajon, Lemon Grove, National City, Spring Valley, La Presa and San Ysidro.
North County isn't inexpensive, but inland communities can still provide considerably more house for the money than coastal areas such as Encinitas, Carlsbad or Del Mar.
Escondido: Approximately $825,000 median sale price, essentially flat from last year. (Redfin)
Vista: Around $837,000, and notably down about 8% year over year in the latest data. (Redfin)
Fallbrook: Approximately $850,000, often with larger lots and more square footage than similarly priced coastal properties. (Redfin)
Oceanside: Around $885,000 overall. Inland Oceanside can offer considerably better value than neighborhoods closer to the beach. (Redfin)
San Marcos: Around $927,000, down roughly 4.4% year over year. It's not inexpensive, but it remains more approachable than much of coastal North County. (Redfin)
If I were helping a buyer prioritize affordability today, I'd probably break it down this way:
Under roughly $650,000:
Condos and townhomes become the primary opportunity. Look at Mission Valley, San Ysidro/Otay Mesa, East County, South Bay, Escondido and parts of Oceanside.
Around $650,000–$750,000:
City Heights, San Ysidro, National City and Lemon Grove become interesting, with some opportunities for smaller detached homes.
Around $750,000–$850,000:
El Cajon, La Presa, Spring Valley, Santee, Escondido and Vista offer a much larger pool of detached-home possibilities.
One of the biggest changes I'm watching in 2026 is the condo/townhome market. San Diego condo and townhome listings have been increasing while single-family inventory has declined, giving entry-level buyers more choices than in some previous years. (Axios)
Keep in mind that these are median prices for all home types and recent sales—not a promise of what a particular house will cost. Condos, manufactured homes, lot size, condition, and neighborhood boundaries can substantially affect the numbers.
